Fences: fences may be built up to the property line as long as the entire fence, including the footers, is on the property of the person building the fence. Any fence along a street has a height restriction of thirty (30) inches the first twenty feet back from the property line. Once the fence has past the twenty feet but is still in front of the house it may be raised to four feet. Once the fence has past the twenty feet and has gone beyond the house it may be raised to six feet. Any fence along the street that is see-through (ie: chain link, post & rail) may, at the discretion of this office, be installed at a height of four feet as long as it remains see through indefinitely. However, approval by this office is required prior to installation.
Garages and sheds: storage buildings on any one lot may not have a combined square footage of over 750 sq. ft. Sheds, with no other storage bldg. on the premises may be 150 sq. ft., garages, with no other storage bldg. on the premises, may be 750 sq. ft. Set backs for sheds and unattached garages are ten ft. from the house, three ft. from the side property line and four ft. from the rear property line. Set backs for attached garages are a combination of seventeen feet for the side property lines with one side having at least seven feet and the other side at least ten feet. The rear and front set backs are twenty five feet each. Garages and sheds may only be built on improved lots.
Decks and porches: set backs for decks and porches are three ft. from the side property lines and four feet from the rear property line. Porches may not extend over ten ft. into the required front yard.
New house: set backs for a new single family house in an R- 1 Zoning District are a combination of seventeen feet for the side property lines with one side having at least seven feet and the other side at least ten feet. The rear and front set backs are twenty five feet each. The minimum lot frontage is sixty feet and depth is ninety feet or total of 6,000 sq. ft. New construction also requires a request to connect to City sewer and water submitted to the engineering dept. and the completion of a permit application.
New commercial construction requires a request to connect to City sewer and water and signing for a backflow preventer packet for water service.
Pools: set backs are at least ten foot clearance all around to the property lines and house from the water s edge. Above ground pools must be at least forty eight inches level all around with a self-latching gate or a lock up ladder or the entire pool must be fenced in. In ground pools shall be fenced in. The requirement for a four foot fence/barrier around pools is for new installation and all pre-existing pools. Pools installed before the fence/barrier requirement are not grand-fathered in. All pools require a four foot fence/barrier.
